For me, Falcon were amazing. I genuinely do not know how I would have gotten through the whole process without them. Ive read my buyers review on here which is negative and as I’ve said to my buyers directly (we made contact later on throughout the process), I have always had a positive experience and they have been very supportive of me. I believe I’ve had a bit of rough ride of buying and selling. This is no reflection on falcon - if anything, it shows how well they have supported me throughout. Firstly, I originally began to sell my house with a less traditional estate agent (think arranging viewings through a webpage or national call centre). I’d already paid them a fee as part of their “deal” but I found when it came to it they weren’t getting the interest in my property. I was chasing another property. I was stressed and despondent. Falcon had sold a few properties in my area, so I gave them a call and met Liz. Liz was incredible. She knew my property would sell. She gave me some belief that it could actually happen. I’m sure she was born as an estate agent - she’s exceptionally good at her job. Liz assured me that she would take it from there. My house sold within the first weekend of viewings. I was over the moon. I then secured the house I had been chasing. Short chain. Brilliant - or not…To cut a long story short, after a nightmare mortgage advisor (not Falcons recommendation), I eventually got a mortgage then a survey. The survey was awful (thanks to spray foam). I had to pull out of the purchase - totally gutted and now needing to find a new property to buy. I was motivated, I spoke to Cody and we were leafleting areas (I had my own & Falcon did some too). I viewed a few more properties, made offers which were declined. I sense checked with Liz if she felt my offers were bad (they weren’t - I’ve since learnt that lots of people over inflate their prices beyond market value & I’ve watched these properties later fall in price). I had a response to one of my leaflets which was a probate sale - but the vendors took a while to agree to actually sell even though they contacted me (I’ve since learnt this can be quite normal for probate sales). I was desperate to secure this property, conscious my own sale was progressing. The vendors asked for more money. Despite being told to “haggle” by friends and family, I got advice from Liz as to what to do. She was amazing, gave me her opinion as to what she felt might happen depending on the new offer I made. In the end, I went with the “give them nothing to think about and offer them the top of what they’ve asked for” approach which worked well. Property secured, great! We were then at the stage where everyone else was ready to exchange and we weren’t. I asked Liz about my options and she said I may need to break the chain. I agreed. Lined everything up but then sadly the chain fell apart below me and I lost my buyers. Queue panic. Now worried I was going to lose my onward house which was more perfect than the first. I was advised to relist and we did. I immediately got more viewings and offers but my original buyers managed to come back. Don’t get me wrong, the decision to take it to best and final for more money was real, but throughout the process Liz and Cody had told me how much my original buyers loved my house. Liz asked me what my gut feeling was and it felt right to stick with the original buyers so I did. She agreed she felt they were the right buyers too. Falcon were very supportive even though they would have got more commission from a best and final offer. We ended up moving, without breaking the chain. Cody and the office team were amazing at chasing solicitors for me. I met Julie who was lovely with the viewings - always leaving feedback cards. They more than earned their commission from me - I recognise the value in a traditional estate agent. I am beyond grateful for everything they have done. Not that I plan on moving again as I love my new home, but I would use them again in a heartbeat and have recommended friends to use them too.
