    As a landlord, sometimes you can’t help feel that your letting agent does better out of your investment than you do.

    At Falcon we believe that your property should work for you which is why we have a sensible clear fee structure with no hidden charges. For example no renewal fees, no contractors commissions and no charges for day to day things like copy statements.

    This service is the perfect choice for landlords who wish to carry out their own property maintenance whilst leaving the rent collection and legal work to us! It works best where the landlord lives locally and has had some experience of managing let properties. Once the tenancy is set up, we’ll collect the rent and also visit the property every six months to see how the property is looking. If any problems arise during the tenancy, rather than us getting involved the tenant will contact you directly to arrange the repairs. At the end of the agreement we’ll be on hand to help with the deposit release and finding a new tenant.

    Falcon will organise everything from finding your tenant to dealing with the day to day repairs. The tenancy is set up by the new Lets team and then once your tenants have moved in it is taken over by one of our dedicated property managers. You’ll get rent statements each month and every three or four months you’ll receive an inspection report which lets you know how things are looking. At the end of the tenancy we’ll deal with the move-out, release of the deposit and any repairs.

    This is a comprehensive service where we find and reference your tenant, take their deposit and prepare all the paperwork. Then, it’s passed across to you but we’re always on hand to help if you need us.

    The tenant find fee is 75% of the first month’ rent ( minimum fee of £600 inc VAT) plus inventory.
